Let us find the home you love, with every number in front of you.
Which house is right for you is entirely your decision, and it should be. What I bring is the information you need to make it comfortably: the payment, the interest, the month the loan ends, and what the market is doing while you look.
If you have not done this before and you are not sure where to begin, begin at Start here. Nothing on this site asks for your email address, and reading every page of it commits you to nothing at all.

What you can count on from the first conversation onward.

You see the whole cost, not just the payment.
Taxes, insurance, dues and the interest across the life of the loan, laid out before you write an offer.

You choose the house. I bring the evidence.
Comparable sales, condition notes and carrying costs for anything you want to look at, so the choice is informed and it stays yours.

The inspection becomes a repair budget with figures.
Every finding is priced before we decide what to ask for, so a repair request is a negotiation and not a guess.

You know what happens next and when it happens.
Dates, deadlines and costs in writing at every stage, and an answer to any question inside one business day.
I give you the information, and I never tell you which home to want.
I represent buyers, sellers and homeowners across Colorado Springs and the Denver metro, and I keep a dedicated desk for military families moving on orders.
- Every figure on this site carries a source and a date.
The rate in the calculators is the Freddie Mac survey rate of 6.71 percent as of 2026-09-03, and each market reading names the association that published it.
- The calculators run in your browser and ask nothing of you.
No email, no account, nothing stored. Work through as many scenarios as you like before you ever speak to me.
- Where a home fits your life is a judgment only you can make.
I will describe a property, its condition, its costs and its market, and I will point you to the public sources for schools, crime and community data so you can weigh them yourself.

Watch the month your loan ends move as you change what you pay.
Enter a loan and drag the extra principal. The date is the largest figure on purpose, because it is the one a lender rarely shows you.
On the scheduled payment alone, the loan ends in November 2056 and the interest paid over its life is $596,422.
This is a model, not a quote. It assumes the rate of 6.71 percent holds for the full term and that every extra dollar is applied to principal in the month you enter it.
With motion reduced, the controls still work, and every change prints here as a full sentence rather than animating.

Buying, selling and staying put each ask something different of you, and each one gets the same care from me.

Buying starts with your comfortable number, not a bank maximum.
We set a ceiling from the payment you actually want to live with, then look at homes that clear it. What you fall for inside that range is up to you.
How buying works
Selling begins with a written pricing memorandum.
It names the closed sales it rests on, the adjustment made for each difference, and the days those homes actually needed. The list price is then your decision, taken from evidence.
How selling worksA move on orders runs on a clock, so the desk is built around that clock.
BAH by grade for both Colorado housing areas, the VA loan programme, the peak season calendar and a timeline keyed to your report date.
Open the military deskHomeowners get the calendar that owning here actually needs.
Hail season and roof inspections, radon, sprinkler blowouts, the property tax protest window, and the exemptions worth claiming. You do not have to be buying to use any of it.
The Colorado library
Market conditions are published monthly with their sources.
Months of supply, days on market and list to sale ratio for three markets, plus one letter a month carrying the change and a paragraph on what moved it.
See this monthFair housing shapes what is written here, not just what is filed.
Area content describes housing, landscape, weather and access. It never characterises the people of a place, and it never nudges you toward or away from one.
Read the standard
The allowance that arrives on the first is the number a payment answers to.
Both Colorado housing areas are quoted from the 2026 tables, so a family arriving at Fort Carson or reporting to Buckley can see the allowance before they see a listing.

Every grade, both areas, with and without dependentsEach Front Range market is read from months of supply, and each reading names the board that published it.
Under four months of supply favours sellers and over six favours buyers. The band between them is where most Front Range months have landed this year.
Colorado Springs
At 3.8 months of supply the Colorado Springs market sits inside the seller's band, where well priced homes attract offers quickly.

Denver metro
At 4.3 months of supply the Denver metro market sits inside the balanced band, closer to the seller edge than the buyer edge.

Colorado statewide
At 4.8 months of supply the Colorado statewide market sits inside the balanced band, closer to the seller edge than the buyer edge.

Three hundred days of sun, four real seasons, and a great deal to do in all of them.
If you are new here, the library covers the weather, what to do in each season, the trails worth the drive, and what owning a house at six thousand feet actually asks of you.

She never once told us what we should want. She told us what everything would cost, answered every question the same day, and let us fall in love with the right house on our own.
Demonstration copy, to be replaced by a verified client review
These are the questions that come up before anyone decides to work with me.
What does it cost to work with you as a buyer?
Since the 2024 industry settlement, a buyer signs a written agreement before touring that states the compensation and how it is paid. The figure is negotiated between us in advance, and it can be paid by the seller as a concession, by you, or by a combination, depending on the offer we write.
Whatever we agree appears in the agreement in dollars or as a stated percentage, and it goes into the payment model, so the cost of representation sits inside the number you are looking at rather than beside it.
Can I use the calculators without giving you my name?
Yes. Every calculator on this site runs in your browser and sends nothing to me. Your inputs are not stored, and nothing about your scenario reaches me unless you choose to carry it into a message.
The rates they use are posted with a source and a date at the top of each one, and they are survey rates rather than a quote. A lender's quote for your own file will differ, and that difference is worth asking for in writing.
Will you tell me which neighbourhood is best for my family?
No, and that is deliberate rather than unhelpful. Fair housing law prohibits an agent from steering anyone toward or away from an area, and the honest reason behind the rule is that only you know what your household needs.
What I will do is give you the objective material: what homes have actually sold for, how long they took, the condition and carrying cost of anything you are considering, commute times, and where the public data on schools, crime and community sits so you can read it yourself.
I am new to Colorado. What should I know before I look at houses?
That the weather does more to a house here than in most states. Hail is the largest single insurance factor along the Front Range, roofs are replaced more often than newcomers expect, and every county in Colorado sits in the highest radon zone, so a radon test is ordinary rather than alarming.
The library on this site covers the seasons, what to do in each of them, the trails worth the drive, and the month by month calendar of what owning a house at altitude asks of you.
How does the military desk differ from the rest of the practice?
It is built on three inputs an ordinary purchase does not have: an allowance that arrives on a fixed schedule, an orders date that sets every other date, and a loan programme with its own rules on fees, appraisal and occupancy.
The BAH tables for the Colorado Springs and Denver housing areas are on the desk grade by grade, alongside the VA funding fee table, the 2026 county loan limits, and a relocation timeline that works backward from your report date.
Do you show listings from the MLS on this site?
Listings will display here through a licensed IDX feed once the employing brokerage's data agreement is in place, and the listings page says plainly what it is showing until then. Each listing will carry the listing brokerage's name and the MLS disclaimer.
Until the feed is connected I run searches in the MLS directly and send you the results with days on market and list to sale history attached, which is often more useful than a public search anyway.
Which brokerage are you with, and where is your licence number?
Colorado Commission Rule 6.10 requires the employing brokerage's name on every page of a licensee's advertising, and that name appears in the footer of this site. A licence number is not what the rule requires; the brokerage name and my own name are what identify the licensee.
I am a broker associate with Real, and Teal Apex Homes is the name I market under. Brokerage services are provided through Real, which is named in the header and footer of every page, and every transaction document carries Real's name.
What arrives if I sign up for the market letter?
One letter on the first Tuesday of the month, carrying the same three readings this page publishes, the change since last month, and one paragraph on what moved them. It never carries a listing you did not ask about and it never carries a promotion.
You receive one confirmation email first and nothing else until you click the link inside it. One click in any letter removes you for good.
You do not need a house, a payment, or a set of orders before you write to me.
Most people who reach out are at the beginning, holding a question rather than a plan, and that is a perfectly good place to start from. Tell me where you are and I will tell you what the next reasonable step looks like. A first conversation costs nothing and commits you to nothing, and it ends with a written note of what we discussed and the figures we agreed to check next.
