You can write to me about a purchase, a sale, or a set of orders, and I answer within one business day.
Tell me what you are trying to do, and I will show you what the figures say before you commit to anything at all. A first conversation costs nothing, commits you to nothing, and ends with a written note of what we discussed.
One form covers a purchase, a sale, a relocation, or a question about the house you already own.

Your message reaches me directly, and the reply comes back in writing with figures attached.
- A reply arrives within one business day, and it comes from me.
Every message reaches me directly, and I reply within one business day. Hours are Monday to Saturday, 8:00 to 18:00 Mountain, and a message that lands on a Sunday is answered on Monday with the same care as one that lands on a Tuesday morning.
- The reply is written, and it carries the numbers rather than describing them.
If you asked about a payment, the model comes back with it. If you asked what a house might list for, the closed sales come back with it. Nothing important is left to be recalled from a phone call later.
- The first conversation stays with timeline, price range, and property style.
Commission Rule 6.5 requires the written brokerage relationship disclosure before a broker discusses confidential information, so this form asks for none of it and the disclosure arrives before we go further.
- What you decide to do next is entirely yours, including deciding to do nothing.
Where the option that pays me nothing is the better one for you, that is what the reply says. No message here starts a clock and none of it obliges you to engage me.
A few lines are enough, and these are the details that let me answer with figures.
A buyer message is most useful when it names a payment and a timing.
The monthly figure you want to stay under, roughly when you would want to move, the metro you are looking in, and anything about the house itself that matters to you, such as a single level, a garage that fits three cars, or room for a workshop. Which properties are worth your time is your call to make, and the reply gives you the material to make it.
A seller message needs the address and the date you would like to be out.
Add the year you bought, anything substantial you have replaced since, whether an association is involved, and any repair you already know a buyer will ask about. That is enough for me to start a pricing memorandum and to tell you what the association package will take.
A relocation message runs off the report date and the pay grade.
Send the report date, the grade, whether you have dependents, the installation you are reporting to, and whether a VA entitlement has been used before. From those five items I can put the allowance, the funding fee, the county loan limit, and a working timeline in front of you.

- Hours are Monday to Saturday, 8:00 to 18:00 Mountain.
A message outside those hours is read at the start of the next working day, and the one business day reply is counted from then.
- The service area is the Colorado Front Range: Colorado Springs, the Denver metro, and the communities between them.
Where a question sits outside that area, I say so in the reply and point you to where the answer actually lives rather than guessing at it.
