Market condition readings

A market is called from months of supply, and every figure here names the board that published it.

Months of supply is the number of months the current inventory would take to sell at the current pace. Under four months favors sellers, four to six months is balanced, and over six months favors buyers. Nothing on this page is an estimate of mine.

At 3.8 months of supply the Colorado Springs market sits inside the seller's band, where well priced homes attract offers quickly.

List to sale ratio is the Colorado Association of REALTORS El Paso County single family figure for the same month.

With motion reduced, the metro buttons still work and the reading prints as a full sentence above.

The full table sits below the gauge so a figure can be checked rather than taken on trust.

Monthly statistics for the three markets this practice reports on. Each row carries the month it describes and the association that published it. A figure the board does not release publicly reads "Not published" rather than being estimated.

Caveats on the readings

Caveats change how these numbers should be read, and none of them is fine print.

  • The boards do not compute months of supply the same way.

The Denver Metro Association of Realtors divides active listings by that month's closings, so its figure moves quickly and jumped from 3.58 in July to 4.26 in August. Services that divide by a twelve month average of pending sales produce a smoother line from the same market. Comparing two metros on this measure means comparing two methods as well.

  • A metro figure conceals two different markets inside it.

Colorado statewide sits at 4.8 months, and inside that number single family homes sit at 4.3 months while condominiums sit at 6.6 months. A condominium seller and a single family seller in the same county are working in materially different conditions this year.

  • The mortgage rate moves faster than any of these statistics.

The Freddie Mac survey rate stood at 6.71 percent on 2026-09-03, against 6.50 percent a year earlier and a low of 5.98 percent on 2026-02-26. A shift of half a point changes a buyer's ceiling more than a month of inventory movement does.

Monthly market letter

These readings go out once a month with a paragraph on what moved them.

The letter carries the same three readings, the month over month change, and one paragraph of interpretation. It never carries a listing you did not ask about.
